Devonshires’ Projects Team has acted on many of the pioneering care and extra care schemes and continues to play a prominent role in the sector acting on a number of the care and extra care schemes currently in procurement.
With the increasing pressures on the housing with care market, extra care housing is a growing and increasingly popular alternative to residential care as it offers both independent living and the ease of accessing on hand services when desirable (or necessary). This summer Devonshires has represented both private sector and public sector clients in closing two deals which will deliver new care homes and extra care accommodation.
Most recently, in August, Devonshires acted for Rockdale Housing Association, who will partner with Mansell Construction Services Limited to deliver a new care home and accommodation for the over 60s through an innovative partnership approach to capital funding. Mansell will undertake the construction of a new care home, 10 flats, and the redevelopment and conversion of 19 flats on existing land owned by Rockdale. Following the construction and sale of the flats the apartment blocks will be owned and managed by Rockdale.
Shortly before the success of the Rockdale scheme, Devonshires achieved financial close of the £23 million Camden Homes for Older People Project. Devonshires advised the London Borough of Camden on this Project to design, build and operate two new care homes and extra care accommodation at two sites.
The Council’s aims for the Project were to seek to improve the range, quality and choice of care services and extra care accommodation for older people in Camden through the re-provision of four of its existing care homes and its care services together with provision of 35 units of extra care sheltered housing.
The Devonshires team led by Paul Buckland (assisted by Caroline Mostowfi) advised on projects, procurement and construction matters with Nicola Philp leading on employment and pensions aspects of the Project.
Through a competitive tender process, Shaw healthcare Group Limited, was selected by the Council to perform the project. Shaw has engaged Kier London Limited to undertake the design and construction of the care homes and extra care accommodation and Newlon Housing Trust will own and operate the extra care accommodation.
Devonshires continues to act for the London Borough of Camden in their procurement of a separate extra care scheme and day care centre. Devonshires is also acting for a number of bidders who are bidding for PFI and PPP extra care projects in Derbyshire, Kent, Stoke and Hull.
